When Sophie Smith and her husband Steve first set eyes on what became their home in the sought-after village of Hovingham, it consisted of two old barns in a field.Owned by the Hovingham estate, the buildings came with planning permission for conversion, though the creative couple completely redesigned the internal layout.“The original plans had the kitchen where the old barn opening is and the sitting room was upstairs, so we reconfigured it,” says Sophie.

The couple rented while Steve, a renowned builder, did most of the conversion work, helped by trusted local tradespeople.

The impressive kitchen/breakfast room has a stone-flagged floor, vaulted ceiling, breakfast bar with a marble top and bookshelves, along with a table and chairs.

The sitting room, which is where the old milking parlour used to be, has a vaulted ceiling and wood-burning stove.

This area opens on to the dining room with french doors leading into the garden.

There are two ground-floorbedrooms with bathrooms, which are ideal for those looking to live on one level, and there is also a first-floor bedroom suite with its own bathroom and built-in storage.

In addition to the main house is a barn which was converted to provide space for a workshop for Steve and a commercial kitchen for Sophie, a renowned baker and pastry chef who traded as Bakehouse in the Barn. “It could be used as an office or a treatment room or it could be converted for other uses subject to planning and consent from the Hovingham Estate,” says Sophie.

The property is accessed along a short, shared drive and has a parking area and gates to a courtyard which leads to the front door.

To the rear of the house is the garden with two terraces and a lawn and beyond there is an orchard, which is held on an annual licence from the Hovingham Estate.

Sophie and Steve are selling to move to Easingwold, where they plan to tackle another property project and so their rural idyll is up for sale with Hewetson and Johnson.

Sophie says: “We will miss Hovingham. It’s a wonderful place to live with a lovely, friendly community and for a small village it has incredible amenities and we love that you can go for long walks from the doorstep.”

Hovingham is a traditional estate village in the Howardian Hills Area of National Beauty and won a place in The Times Best Places to Live 2022.
